Before renting property, the company should confirm that both the proposed activity and the building's authorised use are compatible.

For many 迪拜 Mainland businesses, a valid commercial lease and associated Ejari registration form part of the licensing or renewal 流程. However, the precise requirement should be confirmed for the selected activity and 执照 route.

An Ejari certificate does not by itself prove that a property is suitable for every business. The premises may also need:

An online business does not automatically have permission to use a residential property as licensed commercial premises.

A foreign investor does not generally need to live permanently 在阿联酋 merely because the company has a 阿联酋 address. Many incorporation processes can be completed remotely, subject to the jurisdiction, 业务活动 and required verification.

However, a company's registered or operational premises remain separate from the owner's personal residence. The company may still need an approved workspace even if the shareholder lives abroad.

A dedicated office is not a universal legal condition for every 阿联酋 企业银行账户. Banks conduct their own risk-based customer due-diligence assessments.

A rented desk or office does not automatically satisfy these requirements. Substance must be proportionate to the nature and scale of the business. Equally, a small enterprise does not necessarily need the same premises or staff as a major industrial group.

A 自由区 执照 should not be treated as automatic permission to operate from any Mainland premises.

迪拜's Executive Council Resolution No. 11 of 2025 established routes through which eligible 自由区 establishments may obtain authorisation to conduct activities outside their 自由区 within 迪拜. These routes include a Mainland branch, a branch operating from the 自由区 and a temporary permit, subject to licensing conditions and activity eligibility.

A branch that operates from an actual Mainland location may require suitable Mainland premises. A permitted branch operating from the 自由区 may not need a separate Mainland office solely for that authorisation.
